Considerations
One of the things I would like to know is how the real estate sector is doing in Italy. After the brake on the various bonuses that occurred this year, I would expect a real estate market that is not in good shape.

Let's start with some things I learned.
On a general level we can say that the number of real estate sales is decreasing.
In the second quarter of 2023, sales are down 16% compared to the period of the previous year.
Bologna and Rome are the cities with the most significant drops, -22.8% in Bologna and -21.5% in Rome.
A rather worrying figure is the figure for sales of new homes. If we take into consideration the second quarter of 2023 and compare it to the second quarter of 2022 the drop appears to be 40%.
According to the article in Il Sole 24 ORE, the situation does not change and speaks of both a decline in sales in the real estate market and a decline in mortgages for real estate purchases.
The decline in sales affects both large centers and small ones.
Mortgages affecting the real estate sales sector are decreasing and are -12.6% compared to the previous quarter and -31.0% on an annual basis
Conclusions
The brake placed on the real estate sector was evident from the beginning of the year, now the data simply shows the decline expected by many people working in the sector. Perhaps next year those who have the opportunity will be able to purchase properties in Italy at more affordable prices than those of 2022 and 2023.

Considerazioni
Una delle cose che vorrei sapere è come sta andando il settore immobiliare in Italia. Dopo il freno ai vari bonus avvenuto proprio quest’anno, mi aspetterei un mercato immobiliare non in forma.
Ho appreso alcune notizie e letto qualche dato.

Iniziamo con alcune cose che ho appreso.
A livello generale possiamo affermare che il numero delle compravendite immobiliari sono in calo.
Nel secondo trimestre del 2023 le compravendite sono in calo del 16% rispetto al periodo dell’anno precedente.
Bologna e Roma sono le città con i cali più importanti, -22,8% a Bologna e -21,5% a Roma.
Un dato piuttosto preoccupante è il dato delle compravendite su abitazioni nuove. Se prendiamo in considerazione il secondo trimestre del 2023 e lo paragoniamo al secondo trimestre del 2022 il calo sembra essere del 40%.
Secondo l’articolo de Il Sole 24 ORE la situazione non cambia e parla sia di calo delle compravendite nel mercato immobiliare sia del calo di mutui per acquisti immobiliari.
Il calo delle compravendite colpisce sia i grandi centri che quelli piccoli.

Conclusioni
Il freno messo al settore immobiliare era evidente già da inizio anno, ora i dati semplicemente mostrano il calo previsto da tante persone operanti nel settore. Forse il prossimo anno chi ne avrà la possibilità potrà acquistare immobili in italia a prezzi più convenienti di quelli del 2022 e del 2023.
