I'm going to tell you why I think Real estate is the safest investment. Above are two images from where I live. 2015 looked like a good year for the market look at FALLS CHURCH 46.03%+. Now if you were lucky enough to buy in 2014, 2015 would have been a great year for you. Now 2018 vs 2017 came up. Falls Church is now 700K. All Real Estate prices are going up, great news right? Now let's break this down. 46.03% of 569,500 is 262,140.85. not including transfer taxes, HOA fees etc. That 262k investment is now worth 700k in 4 years. That is insane!
Let's take it a step forward? Renting in this scenarios is an investors DREAM. Typically renting out you profit a few hundred a month plus they pay your mortgage which really is a massive profit. Over time you repeat this process and have 10 homes and you will not have to work anymore. Back to the dream scenario, His mortgage is really low let's say about 1,374 since back then interest rates were around 3% with no HOA this area is typically from that. NOW the home is worth 700k, he can rent it out for 4,000 a month with the mortgage being around 3,600 for a home at that price. That investor is now making 2.9x a month from that investment. Plus when it's paid off he will make another 700k.
See the thing is everyone will need a home. The land will run out one day. The best investment on earth is earth. They don't make it anymore. Of course we have tons of other ways to profit and some will even make you way more than you can imagine. But this is a safe bet, that will always grow If the market crashes it will always go back up ALWAYS. Banks make the most money off this, there is no way in hell they will let this disappear. This is the hugest investment most people make. Be ahead of the sheep and take advantage of the system. If you want to know how much you REALLY pay for your home look at an amortization chart it's disappointing how much you really pay banks lie. Here is a pic. This is how much a 300k home really cost you not including taxes and fees.
